State Coastal Facilities - BAKU

We designed and delivered the State Coastal Facilities Project on Baku’s shoreline as a holistic construction complex that meets diverse living needs and offers a wide range of amenities within a single development. We approached all components—residences, the central building, sports facility, technical structure, and water reservoir—as a single system, guided by principles of architectural continuity and operational harmony.

We completed the first phase of the 23,972 m² complex in just eight months by advancing the concept and implementation design simultaneously. We included interior fit-out, equipment procurement, and landscaping (FF&E and site works) within the turnkey scope, ensuring the buildings were delivered not merely as constructed structures but as fully operational, ready-to-use spaces.

Throughout the project, we maintained uninterrupted time planning, cost control, performance measurement, and executive reporting. This project became an implementation model that directly guided nearly 20 subsequent projects and strengthened our operational approach to scale management.
